Please be aware that this is a primary residence, so the homeowners' personal items will be present throughout the home. The home will be professionally cleaned upon your arrival. The home operates on a septic system, please conserve water and only flush 1-ply toilet paper. Avoid flushing any other products. Please note that this house is not recommended for children under 12 years old, as it is not a child-friendly property.

- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS PET FRIENDLY: There is a $100 pet fee per night, per pet. Up to 1 pet allowed. We only accept dogs. Please inquire about other pets allowed with our Reservations Department.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental. There is a drop off in the back yard that is not fenced.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- The back patio lacks fencing or railing, with the deck abruptly dropping off into the hillside. Ensure pets and children are supervised at all times.
- Certain areas of the home, not mentioned in this listing, will be locked off as owner closets.
- There is a Ring doorbell camera at the front door.
- The hot tub is serviced weekly on Thursday’s. The technician accesses the hot tub from the side of the home.
- This home operates on a septic system, so please limit showers to 2 minutes per person. Only the provided 1-ply toilet paper should be flushed—absolutely no feminine products or other items are permitted in the toilets.
- There are no curtains in the living areas. There are only curtains in the master bedroom & the bedroom by the kitchen.
- The fireplace is to not be utilized.
- There is no iron or ironing board.
- We have a ping pong net, paddles, and balls to play ping pong. We use the dining table to play.
- There is NO AC in this home.
- Please note that this house is not recommended for children under 12 years old, as it is not a child-friendly property.
CANCELLATION POLICY
A 30-day notice is required for all cancellations.
Cancellations made more than 30 days prior to arrival:
• Receive full refund
Cancellations or changes that shorten the stay within 30 days of arrival:
• Full advance payment is forfeited (excluding deposit and cleaning fees)
• No refunds will be issued for cancellations or early departures once the stay has begun
PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
