6COMMUNITY PAINTING NOTICE: Community painting begins October 1, 2026. The project includes Building A exterior (carport excluded), decks, interior walkways, Building C exterior, and perimeter fencing. Guests may experience painting activity, workers around the buildings, ladders and equipment, noise, temporary access restrictions, odors, parking impacts, and other normal inconveniences associated with a large-scale exterior painting project.

- Master suite: king bed, ensuite bathroom
- Second bedroom: queen bed
- Family room: full size sofa bed

PARKING
- There are 2 covered parking spots in the complex. They are not located side by side.
- No street parking.
--No oversized vehicles should be parked on the designated carport and front parking lot.No vehicles 3 feet or more beyond the red line.HOA will tow any oversized vehicles.
HOUSE RULES
- MAX OCCUPANCY AT ALL TIMES: 6
- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS NOT PET FRIENDLY, the owner has severe allergies.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.
PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. The camera is located outside the front door.
- The fireplace is not usable.
- There are no pets allowed at this home, as the owner has severe allergies.
- This home has central heat. There is air conditioning in the living room only.
- Coin-operated laundry facilities in the building, no laundry inside the unit.
- The third bedroom is the room with the sofa bed. There are barn doors for privacy.
- One of the bedrooms has a lock on the door, and you will not have access to this room.
- This home is also available for rent as "The Harbor Penthouse," accommodating up to 10 guests. Please contact our team if you wish to upgrade.
CANCELLATION POLICY
- 100% refund for cancellations made at least 14 days before check-in.
- 50% refund for cancellations made 7–13 days before check-in.
- No refund for cancellations made less than 7 days before check-in.
- Early departures are non-refundable. Guests who choose to check out before their scheduled departure date will not receive a refund or credit for unused night
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
