- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS DOG FRIENDLY: There is a $50 fee per night, per dog. Up to 2 dogs allowed. We only accept dogs, we do not allow cats. Please inquire about other pets allowed with our Reservations Department. Please note that on Airbnb these fees are collected after the booking has been paid and someone from our team will reach out to you to collect the pet fee.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7
- The Traeger Grill differs from a standard BBQ grill, and a regular BBQ grill is not available. While the Traeger Grill can grill food similarly to a traditional BBQ, it involves some additional steps.
- UPSTAIRS QUEEN BEDROOM: The upstairs queen bedroom with an ensuite bathroom is accessible via a spiral staircase. However, due to the narrow staircase and the single-pane windows surrounding the stairs, we highly suggest suitcases and large luggage are not carried up these stairs. There is no bedroom door for this room, only a curtain for some privacy. This room gets a lot of natural light, especially in the early morning (there are no blinds/curtains). There is a space heater for this bedroom since this room gets colder in the winter months. This room does not get central heating or air conditioning, there is no insulation.
- This home is on septic. Only 1-ply toilet paper can be used.
- The property is fully fenced; however, there are sections with only chicken wire.
- The indoor fireplace is to not be used.
- An older car has been placed in the yard for decorative purposes.
- We do not provide skateboards or bikes for the ramp.
CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.
PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
